111 S. Morgan Loft Condominiums To Rise In West Loop |

Chicago-based Winthrop Properties, LLC, had announced the grand opening of sales for One One One Morgan, a mid-rise loft condominium community of 166 one-, two- and three-bedroom floor plans located at Morgan and Adams streets in the city's West Loop neighborhood. Homes at 111 S. Morgan will range in size from 680 square feet to 2,300 square feet, and will be base-priced from $165,900 to $425,000. One two-story, three-bedroom penthouse home will be priced at $699,000. Principals on the project are Bob Horner and Ibrahim Shihadeh, who have built more than 5,000 homes during their development careers. The design firm is Fitzgerald Associates Architects. "This development was designed from the bottom up as one of the finest luxury condominium communities in the downtown area," said Robert Horner. "From the spacious one-bedroom homes to the grand two-story penthouse residence, every home comes with standard features that other builders call 'options.' " The new building offers 41 floor plans, including one- to three-bedroom condominiums, some with dual master suites featuring private access master baths and walk-in closets. Other homes offer combination bath/power room designs, and dens. A key feature of 111 S. Morgan is its 24-hour doorman service, offering security and convenience and making the building only the second in the West Loop with such an amenity. Standard features include 10-foot ceilings; oak flooring in entry, foyer, den, office niche, dining rooms, kitchens, and living rooms; designer wall-to-wall carpeting in the bedrooms; and individual heat and air conditioning. Additional amenities include individual washer/dryer hook-ups; 100 amp electrical service; track lighting, per plan; designer hardware; and a priming/full coat finish with white paint, throughout. Ventless gas fireplaces are standard, as well as smoke detectors, per code, vinyl-coated wire shelving and solid core doors with a semi-gloss paint finish. Kitchens at 111 S. Morgan offer a choice of European-style custom cabinet designs, 42-inch upper cabinets, designer granite counter tops, and a stainless steel double-bowl sink with single-handle spray faucet. Amenities also include designer white Whirlpool appliances such as a 21-cubic-foot refrigerator, built-in dishwasher, gas range with self-cleaning oven, built-in microwave oven and a 1/3 hp garbage disposal. "Buyers deserve these luxury amenities in a home," said Horner. "A good example of this is the balcony and/or deck that is a part of the living area of every home in the building." Homes occupy the top seven floors of the new nine-story building, with the first floor reserved for commercial space and parking. Indoor, heated residential parking is available on the basement, first and second floors as a $25,000 option. "We have put our combined 40-plus years of experience into the features and facilities of this condominium community, so homebuyers can be assured they are purchasing the finest homes available anywhere," said principal Ibrahim Shihadeh. General building features include a marble-tiled lobby and foyer; state of the art high-speed elevators; high-rise fire-protection system; maintenance free insulated glass sliding doors and windows; and a waste chute located on every floor. Homes have R-15 exterior wall insulation; telephone pre-wiring in three locations, per plan; cable and satellite TV outlets in three locations, per plan; and individual storage spaces. Master baths at 111 S. Morgan feature all white ceramic plumbing fixtures, five-foot soaking tub with whirlpool option, cultured marble vanity top, 12" x 12" designer tile ceramic floors, and full width mirrors with halogen lighting. Second baths and powder rooms offer a pedestal sink or vanity with cultured marble top, per plan; single-level chrome faucets; ceramic flooring and tub/shower surrounds; and full vanity mirror with halogen strip lighting. Located in the heart of the West Loop, the new condominium home community is near neighborhood shops, restaurants, nightlife, public transportation and expressways. Winthrop Properties is a cooperative effort between Bob Horner and Ibrahim Shihadeh. Horner, a past Illinois Division president and chief financial officer of Pulte Homes Corp., has also served as a chairman of Citicorp Mortgage and Sears Mortgage. Active in the homebuilding industry for more than 20 years, he has been responsible for the completion of more than 300 homes per year. Ibrahim Shihadeh, who also has more than 20 years experience in the field, is the founder and owner of Creative Designs, a firm specializing in the construction, rehabilitation and historic renovation of homes and apartment buildings in Chicago and on the North Shore. The 111 S. Morgan community is the fourth joint venture involving Horner and Shihadeh. Walsh Construction is general contractor. The sales center for 111 S.
