One One One Morgan Loft Home Designed for Privacy |

When lofts first appeared as residential space in the 1960s, they were inhabited mostly by artists and bohemians. Today, buyers from all walks of life have adopted the loft lifestyle. But while some buyers are attracted to lofts' high ceilings and exposed mechanicals, they find that the open layout and partial-height walls don't provide enough privacy. One One One Morgan, a new-construction loft development located at Adams and Morgan streets in the West Loop, responds to buyers' privacy concerns with the Tier 14 floor plan. Both of the home's two bedrooms are completely enclosed by full-height walls and doors, with windows in each room providing natural light. Other loft floor plans commonly make up for a lack of windows by using partial height-walls to borrow light from neighboring rooms. The building offers 166 condominiums in 41 floor plans, with one to two bedrooms plus a den, one to two baths and 680 to 1,535 square feet. A three-bedroom, 2,376-square-foot duplex penthouse is also available. Pre-construction pricing is available for a limited time, with base prices ranging from $165,900 to $425,000. The duplex is priced at $699,000. Deeded, indoor parking is $25,000 per space. "Homebuyers with children, roommates or frequent overnight guests usually want a private second bedroom, and the Tier 14 provides that," said Bob Horner, principal of Evanston-based Winthrop Properties, developer of One One One Morgan. "The inclusion of windows instead of partial-height walls also supplies the bedrooms with their own source of natural light." The Tier 14 floor plan has 1,201 square feet, two bedrooms and two baths. Located in the southwest corner of the building, it is the only plan at One One One Morgan with full- height walls in the second bedroom. Base prices range from $294,900 to $318,900. The home features a 15'6" by 20'2" living/dining room with a fireplace and two sets of sliding glass doors leading to a 20' by 6'2" balcony. The home also includes a separate kitchen with preparation island. The master suite has two double-width closets, a linen closet and master bath with a double-bowl sink, tub and separate shower. "Another unexpected feature of the Tier 14 is separate kitchen and dining areas," said Ibrahim Shihadeh, a principal of Winthrop Properties. "These features redefine what buyers can expect from a loft." "South and west exposures make it a very bright space which adds to the floor plan's appeal. Plus, the home overlooks the lush landscaping of the Walsh Construction campus, so views will be preserved," added Shihahdeh. Homes at One One One Morgan include loft elements such as 10' exposed-concrete ceilings, exposed ductwork and columns, open layouts and private balconies. Standard features include hardwood flooring in the foyer, kitchen and living area; track lighting; 1½"-thick Italian granite kitchen countertops; ventless gas fireplaces with a custom millwork surround; washer/dryer hookups; and central heat and air conditioning. Units are pre-wired for three telephone, cable and satellite television connections, per plan. Kitchens come with 42" cabinetry, a stainless steel double-bowl sink, refrigerator with icemaker, built-in dishwasher, gas range with self-cleaning oven, disposal and built-in microwave. Baths include 12" by 12" ceramic tile flooring; ceramic tile wall, tub and shower surround; full-width mirror; halogen strip lighting; and a 5' soaking tub. Designer upgrades include imported Italian kitchen cabinetry and bath vanities, mosaic glass countertops, crown molding and a stainless steel apron for kitchen islands. Building amenities include a 24-hour doorman; stone-tiled lobby and foyer; high-speed elevators; high-rise fire-protection system; maintenance free, insulated glass sliding doors and windows; and individual storage. Located in the heart of the West Loop, One One One Morgan is near restaurants, nightlife, public transportation and expressways. The One One One Morgan sales center features a decorated kitchen/living area vignette, which displays a number of standard features and upgrades.
