Bigger Balconies Make the Difference at One One One Morgan |

baseball to beer gardens and barbecues to balconies, it's no secret that
Chicagoans love the outdoors. And once warm weather hits, folks from every
corner of the city shed their winter layers and clamor for any opportunity
to bask in the sun. Developed by Evanston-based Winthrop Properties, the building includes 166 condominiums with one to two bedrooms plus den, one to two baths and 680 to 1,535 square feet. A three-bedroom, 2,376-square-foot duplex penthouse is also available. Base prices range from $165,900 to $425,000, and the duplex is priced at $699,000. Deeded, indoor parking is $25,000 per space. "People living in downtown neighborhoods, like the West Loop, may not have immense backyards, but they still want to be able to enjoy the outdoors," said Bob Horner, a principal of Winthrop Properties. "We designed balconies at One One One Morgan to give buyers plenty of room for outdoor living, whether they want to plant a garden, dine al fresco, or just enjoy a view of the city at night." According to Winthrop Properties co-principal Ibrahim Shihadeh, the larger-sized balconies distinguish One One One Morgan from other loft communities. "Most loft buildings were built as warehouses or factories. So when they were converted for residential use, balconies were just attached to the exterior of the building, if they were added at all," said Shihadeh. "But because One One One Morgan is new construction, we were able to integrate balconies into the design of the home and create larger outdoor spaces." Balconies at One One One Morgan vary in size with each floor plan, depending on the location within the building. Homes on the east side feature wider balconies, while balconies on the west side have more depth. East-facing corner units, tiers 15 and 25, feature 180 square-foot balconies, measuring 35'10" by 5'0". On the west side, corner residences, tiers 01 and 14, have balconies measuring 17'-10" by 6'-2" (110 square feet) and 20'-0" by 6'-2" (124 square feet), respectively. Ninth-floor residences feature private decks with up to 370 square feet, and the penthouse includes three private decks, offering a total of 662 square feet of outdoor living space. "Balconies
are no longer just considered nice extras. A lot of homebuyers consider
them a 'must-have'," added Horner. "Homes at One One One Morgan
provide buyers with the benefits of loft living without sacrificing outdoor
space." Standard features include hardwood flooring in the foyer, kitchen and living area; track lighting; 1½" Italian granite kitchen countertops; ventless gas fireplaces with a custom millwork surround; washer/dryer hookups; and central heat and air conditioning. Units are pre-wired for three telephone, cable and satellite television locations, per plan. Kitchens come with 42" cabinetry, a stainless steel double-bowl sink, refrigerator with icemaker, built-in dishwasher, gas range with self-cleaning oven, disposal and built-in microwave. Baths include 12" by 12" ceramic tile flooring; ceramic tile wall, tub and shower surround; full-width mirror; halogen strip lighting; and a 5' soaking tub. Available upgrades include imported Italian kitchen cabinetry and bath vanities, mosaic tile backsplashes, crown molding and a stainless steel apron for kitchen islands. The One One One Morgan sales center features a decorated kitchen/living area vignette, which displays a number of standard features and options. Building amenities include a 24-hour doorman; stone-tiled lobby and foyer; state-of-the-art, high-speed elevators; high-rise fire-protection system; maintenance-free, insulated glass sliding doors and windows; and individual storage. Located in the heart of the West Loop, One One One Morgan is near restaurants, nightlife, public transportation and expressways.
