Sales Hit 25 Percent at One One One Morgan in West Loop

Sales have reached 25 percent at One One One Morgan, signaling the final days of pre-construction pricing for the new-construction loft development located at Adams and Morgan streets in the West Loop. Evanston-based Winthrop Properties is the developer.

One One One Morgan offers 166 condominiums with one to two bedrooms plus a den, one to two baths and 680 to 1535 square feet. A three-bedroom, 2,376-square-foot duplex penthouse is also available. Base prices range from $165,900 to $425,000, and the duplex is priced at $699,000. Deeded, indoor parking is $25,000 per space.

"We've had strong sales throughout the winter, but buyers still have an opportunity to take advantage of pre-construction pricing and choose from a variety of floor plans," said Tom Riggs, principal of Superior Marketing Ltd., the exclusive sales agent for One One One Morgan. "This development is an excellent value considering its West Loop location and upscale finishes and amenities."

Buyers at One One One Morgan can choose from 41 floor plans with loft elements such as 10' exposed concrete ceilings, exposed ductwork and columns, open layouts, partial-height walls and private balconies.

"Part of the appeal of One One One Morgan is its combination of loft and new-construction styles," said Ibrahim Shihadeh, a principal of Winthrop Properties. "We've also attracted buyers with some features that just aren't found in other developments."
Standard features include hardwood flooring in the foyer, kitchen and living area; track lighting; 1½" Italian granite kitchen countertops; ventless gas fireplaces with a custom millwork surround; washer/dryer hookups; and central heat and air conditioning. Units are pre-wired for three telephone, cable and satellite television locations, per plan.

Kitchens come with 42" cabinetry, a stainless steel double-bowl sink, refrigerator with icemaker, built-in dishwasher, gas range with self-cleaning oven, disposal and built-in microwave.

Baths include 12" by 12" ceramic tile flooring; ceramic tile wall, tub and shower surround; full-width mirror; halogen strip lighting; and a 5' soaking tub.

The One One One Morgan sales center features a decorated kitchen/living area vignette, which displays a number of standard features and upgrades.
